Topography issues make site challenging to develop despite busy location

Deer Valley Unified School District will ask voters to sell a parcel of land just under 20 acres that the district received as a donation two decades ago.

The undeveloped parcel near 83rd Avenue and Happy Valley Road in north Peoria has an estimated value between $4 and $4.7 million, Deputy Superintendent Jim Migliorino reported at the most recent governing board meeting.

Although the piece of district-owned land is located near The Trailhead , a 40-acre, mixed-use development with several restaurants and retail space, not to mention housing and the 340-acre West Wing Mountain preserve and its miles of hiking and biking trails, the parcel doesn’t hold much value to the school district.
