You’re about to be schooled on seriously high prices.

A new analysis has revealed the astronomical amount of money needed to live in America’s top school districts, with a household income of more than half a million dollars required to be comfortable in two highly sought-after areas.

GOBankingRates took Niche.com’s “2025 Best School Districts in America” and examined the cost of living in each area from that list, analyzing home value, mortgage costs, property taxes, and other “necessities expenditures” for a married couple with children.

They subsequently determined the minimum annual household income needed to comfortably afford each area by using the 50/30/20 rule – 50% of after-tax income to needs, 30% to wants, and 20% to savings and debt repayment.
