Pubs have been overlooked in Rachel Reeves' Budget today, a Suffolk landlord says.

Tom West is the owner of Jolly Good Pubs which operates the Nelson in Ipswich, the Marlborough in Dedham and the Red Lion in Manningtree.

It's unclear yet exactly how much the Budget will cost his business, he said, as he tries to unravel the implications of a statement by the chancellor that she would help the high street and pay for it through properties worth £500k or more.

"I'm petrified b y what I thought I heard in terms of business rates because well-maintained pubs are over £500k in value. The margins aren't there to increase business rates.

"I need clarity on that and understand exactly how that works."
