New home buyers want to see and experience what they are getting

Just a few years ago, when new houses in the Greater Toronto Area were changing hands faster than the trades could construct them, many homebuilders skipped what was previously a key part of the sales pitch.

“The market was just not conducive to having model homes because by the time you’d be finished [building them], you’d be sold out,” said Kora Pasek, the director of marketing and branding for the Madison Group, a real estate developer with offices in Toronto and New York.

Today’s market is different. Just 293 new single-family homes sold across the entire GTA in June, which is 60 per cent below the 10-year average, according to the Building Industry and Land Development Association.
