Rental increases in Oregon for 2026 have been restricted between 6% and 9.5% by the Oregon Department of Administrative Services (DAS).

Rental properties that are 15 years and older, and have fewer than 30 rental units, cannot increase rent by more than 9.5%. The same facilities, but with more than 30 units available for rent, the maximum increase is restricted to 6%.

Maximum rent increases are calculated by the Office of Economic Analysis by adding 7% to the average cost of living in the past 12 months. Rent increases are restricted to once a year and capped at a maximum of 10%.

House Bill 3054, passed by lawmakers earlier this year, bases rent increases on the size of a property, and rent increase limits are designed to protect tenants from unexpected rent hikes.
