Billy Prewitt, the new CEO of Pacific Elm Properties LLC, remains optimistic about the future of downtown Dallas as a place for major companies. But he acknowledges there's an excess amount of office space — and his firm wants to be at the forefront of using some of that for new purposes.

Pacific Elm is known for repurposing downtown office buildings and transforming them into lively mixed-use destinations, such as with the luxury, 291-unit Peridot Residences , located inside the 50-story Santander Tower at 1601 Elm St.
