CUMBERLAND – In February, the Town Council approved an ordinance amending local zoning, introducing “residential compound” as a new use in town.

The amendment, as planning staff explain, aimed to facilitate dividing up single parcels of property containing multiple pre-existing, legally non-conforming dwellings, ensuring that each home is situated on its own lot even if a subdivision doesn’t fully comply with existing dimensional requirements.

Based on planners’ recommendation on Oct. 30, the Planning Board recommended adding another line stating that any lot including affordable housing as approved under a comprehensive permit shall not be entitled to the provisions of the new rules if any of the resulting subdivided lots don’t meet dimensional requirements for a zone.
