What is an acceptable level of arrears owing for a strata council before they consider filing liens or further collection actions?
Our building is 120 units with an annual budget of $935,000. Our current arrears are standing at $21,000 in strata fees and $25,000 for an insurance deductible.
We have a manageable cash flow to pay our bills but are getting pushback from our manager when we want to take action on collections. We are extending courtesy for owners as we understand it’s a tough time, but at the same time, everyone else is paying their fees and it’s not fair.
