Closed home sales in Gilbert in July soared year over year by over 22% as both the median and average price fell in the same period.
While the median price of the 268 homes that sold in Gilbert last month dropped 5.7% from July 2024 to $599,998 the average price fell 3.8% to just under $712,000, according to Phoenix Realtors, the Valley’s largest association of real estate professionals with over 11,000 members.
Those homes also stayed a lot longer on the market at an average 69 days – a 40.8% year-over-year increase – but sellers still got over 98% of their asking price.
In Gilbert, pending sales in July dropped by nearly 30% to 167 from a year earlier.
Phoenix Realtors added that Valley-wide, “Comparing seven months in 2025 with 2024, pending sales are down just 1.8%.”
