Special flood protection measures have been dropped to allow more development under a new state government plan for Brisbane's 2032 Olympic hotspot suburb of Woolloongabba.

The changes included dumping tougher restrictions for some developments to build to the risk of a one-in-100-year flood. A special zone flood guideline has also vanished.

Experts said the moves carried positive and negative connotations: potentially easing constructions costs by removing what the property industry described as "unnecessary" restrictions, while the flip side was residents could be left wearing the fallout.
