New safeguards for millions of social housing tenants have come into effect, providing stronger rights to secure, dry homes and quicker repairs for life-threatening damp and mould. Under Awaab's Law, which was implemented this week, landlords are required to rectify serious issues within strict legal timeframes or face court proceedings, compensation claims, and loss of rent.

Awaab's Law came into force on October 27, 2025, and it is applicable in many parts of the UK, specifically England, Wales, and Northern Ireland. Scotland is pursuing its own similar legislation.
