WACO, Texas — A major new affordable housing project designed specifically for seniors on fixed incomes is coming to Waco at 6900 Airport Road.

Developers have announced plans for Shady Acres Bungalows, a 296-unit community located just minutes from Lake Waco. They describe the project as a much-needed addition to the city’s limited affordable housing options for seniors.

“We’re building 296 units,” developer Kirk Regian said. “The project’s gonna cost between $35 and $40 million. We’re expected to close sometime in the middle of 2026.”

The announcement comes as affordable housing becomes increasingly difficult to secure for seniors across Central Texas. Regian said the need is far greater than what one project can solve.
