JACKSONVILLE, Fla. — New housing data shows Northeast Florida home prices declining year-over-year , marking one of the sharpest slowdowns among major U.S. metro areas.
A Homes.com report released this week ranks the Jacksonville metropolitan area 40 out of the nation’s 40 largest markets for annual home price change.
In October, the region’s median home price fell 4.3%, a decrease of about $16,250 from the previous year. Nationally, median prices rose 1.3%, or roughly $5,000, during the same period.
Local realtors say the trend reflects a shift toward a buyer-leaning market .
“You get to choose … you get to negotiate,” said Mario Gonzalez, 2025 president of the Northeast Florida Association of Realtors (NEFAR).
He noted that buyers now have more room to request price adjustments
