Woodstock may be on the verge of a major transformation as Bearsville Center owner Lizzie Vann pushes forward a sweeping plan to recycle aging properties along Tinker Street into affordable housing, startup workspaces, and a new community park. The effort now hinges on the town board addressing long-flawed zoning lines that literally cut through buildings.

Errors in the decades-old zoning map have left several structures split between commercial and residential districts, creating regulatory dead ends. Correcting those lines is the prerequisite for Vann to seek approvals for her development plans.
