PHOENIX (AZFamily) — Valley home inspector Noel Childs said there’s no better time for a home inspection than after a stretch of heavy rainfall.

“The storm is going to wreak havoc on a home if it’s not properly maintained and protected,” said Childs, owner of AZ Residential Home Inspections .

Childs said the heavy downpours cause all kinds of problems for homes, not just leaks from above, but also structural issues starting from below.

“We always must prep the house prior to these storms. It’s very important to make sure you when you have your landscaping done you don’t have a negative pitched grade that’s going towards your foundation. That’s number one,” he said.

Part of the problem, Childs said, is that some parts of the Valley have a high clay content in the soil.
