The Gilbert Town Council has approved an ordinance allowing taller buildings in the Heritage Village Center, reshaping future development standards for the town’s downtown core.

The measure, recommended earlier by both the Redevelopment Commission and Planning Commission, raises maximum building heights and creates new options for developers who provide public benefits.

The ordinance increases the allowable height from 55 feet, or four stories, to 75 feet. Developers may reach 90 feet if their projects include qualifying community benefits such as public parking, public art or enhanced sustainability features.

Town planners said the change is intended to support denser mixed-use development, expand economic opportunity and make better use of limited land in the popular Heritage District
